Perched above the rolling hills along State Highway Loop 360, Champion Office Development is a sustainable project featuring two 4-story office buildings and a seamlessly integrated parking garage.
The development achieved nearly 30% energy savings over a baseline case through an improved thermal envelope, high-efficiency lighting, and mechanical systems. Materials were carefully selected for high recycled content, local sourcing, and sustainable forestry. Additionally, over 75% of construction waste was diverted from landfills.
The landscape design integrates the buildings with their surroundings, creating pockets of respite and showcasing sustainable features like a rain-harvesting cistern that eliminates the need for potable water in irrigation.
The steep slope and compact size of the site posed a unique challenge for this office development, inspiring innovative planning to connect the buildings seamlessly and make the most of the remaining natural space.
To capitalize on the views while ensuring a high-performance building envelope, we incorporated advanced triple-silver-coated, low-E glazing with solar control. This ultra-clear glazing allows a greater percentage of visible light to fill the space, enhancing both energy efficiency and occupant experience.
