Developing a speculative office in the outer-urban areas of Austin tends to follow a trend; build a beige painted building with minimal windows and a large floor plate. Generational Commercial Properties elected to reverse that trend and instead sought a design that was simple yet refined.

Riata Crossing 6 is two-story, speculative office space that prioritizes user experience, natural daylight, and flexibility, featuring outdoor spaces shaded by preserved oak trees, efficient floor plates with floor-to-ceiling windows, and materials celebrating the interplay of light and shadow. Located in Austin’s Corporate Hub with easy access via US-183 and West Parmer Lane, the LI-zoned building offers 5:1000 parking and flexible tenant options.

The typical tilt-wall box is elevated with the introduction of specialized form liner, cast-in-place entry features, and large expanses of glass

Shaded outdoor spaces create informal gathering spaces for work and socialization.
